RESTAURANT DESIGN CONCEPTS offers new and returning clients an unique set of architectural, design and project coordination services. We begin each project exactly the same way.  Before you sign your lease, call us, we can come to you on site or in our office for a consultation.

 

We listen as you describe your project and learn about your business model. We talk with you about your new or existing restaurant, and help you figure out the key to making your project successful. We know that a restaurant cannot be designed over email and so we partner with you every step of the way from food delivery service conceptualization to the grand opening.

PLANNING + CONSULTING

 

PLANNING

PHASE I: Architectural, interior and kitchen design

  • Survey and analyze the existing facilities

  • Interview clients and find out about their dreams and their budgets

  • Create a preliminary floor plan for the kitchen and dining areas of the restaurant

  • Compose a material board for the interior design of the restaurant dining area

  • Render a three-dimensional sketch of the interior of the restaurant detailing the new design

  • Generate a proposal that outlines the costs for all of the furniture, fixtures and equipment, the custom metal work and millwork, and the actual construction of the restaurant
     

PHASE II: Construction documents for bidding and permit processing

  • Survey and analyze the existing facilities for code compliance

  • Generate a full set of architectural documents including all necessary plans, schedules, points of connection, notes, elevations and details

  • Work with engineers to provide necessary structural, mechanical and electrical plans, schedules and details
     

PHASE III: Construction Coordination

  • Submit plans to health, building and fire departments

  • Check plumbing and electrical stub-outs

  • Verify partition framing location

  • Coordinate Health Department inspections

  • Oversee contractor’s quality of work and communicate progress to client
     

CONSULTING

Before you sign a lease we inspect your jobsite, outline current conditions and detail what changes are needed to bring the space up to code compliance. Many tenant improvements are at the landlord’s expense when you know what to ask for in a lease.

RESTAURANT DESIGN CONCEPTS is a registered architectural firm with over 55 years combined experience in the food service industry. Because we only design restaurants, we are recognized experts in the industry. We use proprietary software to ensure that our designs meet California Building Department, Health Department, Fire Marshall and ADA codes. When we submit your plans for a new or remodeled restaurant, our experience and due diligence get you through the permitting and inspection processes the first time – saving you time, money and hassles.

SITE INSPECTIONS

We measure, photograph and analyze your space, the mechanical system, the electrical system and the structural features of a site before we do anything else.

 

FLOOR PLANS

We know restaurants. We create floor plans based on your specific concept. Are you opening a fast food restaurant, a fast casual restaurant, a casual dining restaurant or a fine dining establishment? We analyze your business model and interview you to create front-end and back-end floor plans that flow seamlessly.

 

CONSTRUCTION DOCUMENTS

Our architectural plans are what we are famous for! When you are satisfied with the overall design for your restaurant, we draw the construction documents you are required to submit to Health, Building and Fire. Plan checkers and inspectors throughout the Bay Area know that our plans reflect compliance with the latest codes. Our construction documents are so complete that contractors can bid and build from them without the nuisance and costs associated with change orders.

REMODELING

Remodeling a restaurant can be much more challenging than designing a restaurant from the ground up. When you design from scratch the possibilities are limitless. Conversely, when redesigning an existing space, you have to have vision. A remodeled restaurant has less flexibility – bathrooms and kitchens have already been set in place. Moreover, the potential for uncovering problems with the construction are greater when you remodel a space – what will we find when we remove the drop ceiling?

 

Our architectural and design skills really shine during the creative planning process that goes along with a remodel.

DEVELOP A CONCEPT

Our designers work with you to create the look and feel you want for your dining experience. What’s your demographic? Do you want your place to attract a young, hip crowd? Will you target the fine dining set? Families? Students? And what about price points? Do they match your location and your restaurant’s style?

 

DESIGN FOR FUNCTIONALITY

The food preparation area and bar must function together seamlessly. Servers and patrons should be able to move about freely – we call this the “path of travel.” Are the bar and kitchen areas designed to minimize congestion? Is your kitchen ergonomic? Is everything where it needs to be for the kitchen crew to work efficiently?

 

DESIGN FOR STYLE

Our licensed architects work to remodel restaurants of all sizes. We can make a small restaurant feel bigger by redesigning the path of travel. Conversely, we can make a large restaurant feel more intimate by using walls, partitions or even banquettes. We can also design any type of restaurant. Is your restaurant fast food, fast casual, casual or fine dining? What about a restaurant where the cuisine drives the design? Is it Japanese, Vietnamese, Indian, Latin American or California? Do you want a “green” design? Do you want to use locally sourced materials?

 

MATERIALS AND FINISHES

The materials and finishes you select for your remodeled restaurant influence how your customers experience the space. These materials and finishes can be made from specific compounds that architecturally form the interior; for example reclaimed wood panels, concrete, and brick, to the finish on the walls and floors, to the color on the walls and the lights that help drive the ambiance and attitude.

 

UNDERSTAND THE SITE

We measure, photograph and analyze the physical space and the mechanical features of your existing restaurant before we begin designing a new space. We need to know where the kitchen is located, how your customers get seated, where the bathrooms are, and if you have an outside space. We need to know if your restaurant is ADA compliant, if your hood is big enough for your pizza oven or if your Point of Sale is conveniently located.

 

PRELIMINARY INTERIOR DESIGN

We present you with a new layout for your restaurant, material boards that include furniture and finish selections, and a three dimensional computer model so you can virtually walk around in your new restaurant.

ITEMIZED PROPOSAL

We help you understand your complete costs before beginning construction. After the design is finalized, we put together a proposal that covers the cost of everything you will need to remodel your restaurant. All standard equipment, furniture and fixtures; and all the custom metal work, mill work, seating and counter tops are included.

CONSTRUCTION DOCUMENTS

Once you are sold on the design for your remodel we draw up the construction documents you will need for your general contractor to bid and build. Everything is outlined in the finest detail so you won’t have a bunch of change orders down the line. Our Construction Documents sail through the permitting process because we know restaurant codes inside and out.
